Pooja Properties Group buys, converts, and builds one- and two-family homes in Queens, Nassau, and Suffolk. We focus on houses other buyers pass over: tired one-families with room to grow, conversion candidates, and teardowns.

Every deal runs through the same underwriting model with a 10–15% contingency, so a project still works when something goes wrong.

Adding a legal second unit where zoning allows, with plans filed through the DOB.

02Founder

Payshel Sharma

Payshel studies Real Estate and Economics at New York University and is based on Long Island. He started Pooja Properties Group to build a development company rooted in the neighborhoods he knows.

Managed day to day a family-led conversion of a one-family house into a two-family home. Coordinated the general contractor, electrician, and plumber, handled the Department of Buildings process, and saw the project through to a contract of sale.

This project was owned and led by family members; Payshel's role was day-to-day project management.
